Why Asphalt Turns Gray Here
Sealcoating is a liquid coating spread over asphalt to protect the binder that holds the stone together. Ultraviolet light and heat oxidize that binder over time; the surface fades from black to gray, small stones loosen, and hairline cracks open and let water in. In Corpus Christi, with long months of strong sun and a record high of 109 degrees, that aging happens quickly on unprotected pavement.
What a sealcoat does and does not do
A sealcoat slows oxidation, fills the tiny surface voids that let water soak in, resists oil and gas spills, and restores a uniform black color. It does not add strength, fix potholes, level low spots or bridge wide cracks. Those repairs come first. If the pavement is badly cracked or the base has failed, sealing it is money spent on appearance only, and we will tell you so.
Timing and weather
HomeGuide recommends waiting 3 to 6 months after new asphalt is laid before the first coat, and sealing in dry weather between 50 and 95 degrees. Most sealers need 12 to 72 hours before cars can drive on them. Along the coast, humidity slows drying and afternoon storms can wash out a fresh coat, so we watch the forecast closely and seal on clear days, often starting early to avoid the hottest surface temperatures.
How often to reseal
Published guidance ranges from every 2 to 10 years depending on the sealer and the climate; HomeAdvisor suggests every 2 to 5 years for parking lots. A good sign it is time: the surface has turned gray, water no longer beads, and fine aggregate is showing. Too much sealer, applied too often, can build up and crack on its own, so we do not recommend sealing every year.
Preparation is most of the job
We blow and sweep the surface, scrape off dirt and grass at the edges, prime oil spots so the sealer will stick, and fill cracks before coating. Then the sealer goes on in two coats, either by squeegee or spray, and the area is barricaded until it is ready for traffic.
Commercial lots
For businesses we section the lot so part of it stays open, and we can restripe the same week once the sealer has cured, since sealing covers the old lines. Sealing and striping in one visit also means one round of barricades and one notice to tenants or customers instead of two.
What This Covers
A sealcoat job includes the prep that makes the coating stick.
Cleaning and edging
Debris blown off, edges trimmed and dirt scraped from the surface.
Oil-spot priming
Stains treated so the sealer bonds instead of peeling.
Crack filling
Cracks cleaned and filled before the coating goes on.
Two-coat application
Sealer applied in two coats by squeegee or spray.

|---|---|
| Driveway sealcoating (HomeGuide) | $1 to $2 per sq ft |

Published national ranges, not Corpus Christi quotes. Each guide builds its figures differently, so ranges overlap rather than match. Removal, soft-base repair, drainage work and access move the total. The figure on your written estimate is the price.
How It Works
1. Check the surface
We confirm the asphalt is cured and sound and note cracks and stains.
2. Prep
Cleaning, edging, oil-spot priming and crack filling.
3. Seal
Two coats applied on a dry day within the right temperature range.
4. Cure
Area blocked off until it is ready for foot and vehicle traffic.

Sealcoating Questions
How much does sealcoating cost?
HomeGuide's national figure is $1 to $2 per square foot for driveways, or $400 to $800 for a typical 400-square-foot two-car driveway. Parking lots run lower per square foot, about $0.15 to $0.30 according to HomeAdvisor, because of scale.
How soon can I seal a new driveway?
Wait about 3 to 6 months so the new asphalt can cure. Sealing too early traps oils in the asphalt and can leave the surface soft.
How long before I can drive on it?
Most sealers need 12 to 72 hours before vehicles. Humidity slows drying near the coast, so we give you a specific reopening time for the day we seal.
Will sealcoating hide cracks?
It darkens them, but it does not fill wide cracks. Those are cleaned and filled first so the sealer has a continuous surface to cover.
